What a Wind Mitigation Inspection Covers
The form records seven areas of the home:
- Construction year: the year your home was built, which tells the inspector how strict the building codes were
- Roof covering: the type of covering (shingle, tile, etc.) and the age of the roof
- Roof deck: the material the covering is nailed to, the type of nails and how far apart they are
- Roof-to-wall attachment: the method used to attach the roof to the walls
- Roof geometry: the shape and slope of the roof
- Secondary water resistance: the material between the roof covering and the decking
- Opening protection: protection on openings such as windows, doors, garage doors and skylights
Why We Use a Drone
The roof makes up most of the form, and the photos have to show it clearly. A drone gives a full view of the roof covering, its shape and its condition, including on two-story homes and on tile or steep roofs where walking the surface risks damage. The attic still matters: roof deck nailing and roof-to-wall connections are documented from inside, where they can be seen.
Ocala and The Villages Homes
Homes built under the Florida Building Code, which took effect in 2002, often have the most features to document, and many homes in The Villages and newer Ocala subdivisions fall into that group. If you have replaced the roof, keep the permit and the date handy, since a newer roof installed under current code can change what the form shows.
Older homes are still worth inspecting. Clips at the roof-to-wall connection, a hip roof or shutters added later can each earn a credit, and you will not know until they are documented.
