What a 4-Point Inspection Covers

The inspection is limited to the four systems insurers care most about. For each one we photograph the equipment and document its type, age and condition on the report your insurer asks for.

  • Roof: covering type, approximate age, and signs of leaks or damage
  • Electrical: the panel, breakers and wiring type
  • Plumbing: supply and drain piping and the water heater
  • HVAC: the heating and air conditioning equipment and whether it is working

Historically, insurers only required 4-point inspections on homes older than 10 years. With changes in policy, some insurance companies now ask for one on newer homes as well, so it is worth checking with your agent early in the purchase.
